Australian dwelling values and approvals: 3-month trends revealed

In its May Monthly Housing Chart Pack just released, Cotality reported Australian dwelling values recorded a slight increase of 1.3% in FY25 Q3.

After shifting into negative territory for the first time in FY25 Q2 (-0.1%), this slight uplift is trending again in the right direction. Adelaide, Perth, Hobart and Darwin, all experienced slight increases in values, with Darwin leading the way at 4.3%.

Let's take a closer look at May:

  • Sydney dwelling values increased by 0.5% in May, yet are still -0.3% below the record high reached in September 2024.
  • Melbourne dwelling values were up by 0.4% in May, and are still -4.5% below the March 2022 peak.
  • Brisbane dwelling values rose by 0.6% in May, and are currently at a record high.
  • Canberra dwelling values were up by 0.4% in May, yet are -6.4% below the record high seen in May 2022.
